LOCATION
Melcot Garden Centre is situated at ordnance survey grid reference SE905037. It occupies a substantial corner plot just south of the B1400 Brig Road and west of Kirton Road, lying to the south of Messingham Village. The population of Messingham is around 4,000 people. It is situated approximately 1.5km to the west of the A159 Trunk Road, joining it in Messingham High Street. To the north, approximately 3km distant lies the town of Scunthorpe.

Just to the north of Messingham, the M180 motorway runs in an east/west direction, this can be joined at junction 4, which is situated approximately half a kilometre to the west of the town of Brig.

The centre of Scunthorpe lies approximately 6km (4miles) to the north of Messingham, this is a substantial town with a population of approximately 65,000. It is the largest settlement in Lincolnshire.

DESCRIPTION
Melcot Garden Centre is a substantial property extending to 4.12 hectares (10.19 acres), (only part of the site has been developed) The north elevation fronts directly on to Brig Road (B1400) the current vehicular access is located at the southern end of the site direct onto Kirton Road. Approximately 190m² (2000ft²)of yard area is used for the retailing of architectural salvage building materials.

1500m² (0.37 acres) is car park area with a circular route designed into the layout to allow vehicles in and out of the site.

There is a twin bay polythene tunnel 16.3m width x 29.2m length giving 476m² (5123ft²). One bay is benched with concrete paths and the other is hardcore currently being used for the storage of retail goods.

The retail building is a portal steel framed construction shed 22.93m width x 18.0m depth giving 412.74m² (4443ft²). Lying to the south of the shed there is an external plant display area, surrounded and protected by a rendered painted wall. Plants are currently displayed on wooden tables, with gravel paths around. A further external area located to the east of the retail shed, is utilised for the display of hard goods and sundries.

The site is well equipped with customer facilities, and there is a separate portacabin office serving the enterprise.

An outdoor sales container area currently under construction extends to 850m² (9150ft²). The area has been stoned with hardcore and is partially benched.

Current trading
Melcot Garden Centre has recently completed its first year of trading. Its turnover was approximately £400,000 per annum, the year end being the end of April 2018. The vendor is in the process of drawing up final accounts for the years trading. Audited accounts will be made available from the selling agents office.

Planning application number PA/2015/0173 was made on 3rd March 2015, to erect a building to be used for horticultural sales/garden centre at Melcot Nurseries, Kirton Road, Masingham DN17 3RD. Approval was granted on 28th April 2015, planning permission conditions include "the building hereby permitted shall only be used for the sale of agricultural and horticultural products, and for no other purpose unless otherwise agreed in writing by the local planning authority".
Opening times shall be limited to 9am to 5.30pm Monday to Friday, 9am - 5pm Saturday, 10am - 4pm on Sundays and Public Holidays. No deliveries to take place outside these hours.
